Under Contract? Here’s Why Your Home Inspection Matters in Las Cruces

So you’ve found the perfect home, you’re under contract… now what? It’s time for one of the most important steps in the buying process: the home inspection.

In Las Cruces, a licensed home inspector will check the roof, HVAC, electrical, plumbing, foundation, and more—basically everything you can’t see during a showing. It’s not about nitpicking paint colors. This is about spotting costly issues early.

After the inspection, you’ll get a detailed report. Some things will be small (think: missing GFCI outlet), others might raise red flags. Here’s where I come in—this is a negotiation window.

We can ask the seller to:

  • Make repairs before closing
  • Offer a credit toward closing costs
  • Lower the purchase price
    But remember: they don’t have to agree. That’s why having a smart strategy matters.

If the seller says no to repairs or credits, we can sometimes roll the estimated repair costs into the loan by slightly increasing the purchase price—keeping your monthly payment about the same while getting the cash you need to fix things your way.
